Who We Are

Extension
Specialists First

Over 70 years of experience across the team. Extensions are our specialism, but we take on all aspects of building work, from a kitchen knock through right up to a full house build.

We are based in Hucknall and we work across Nottinghamshire, into Derbyshire and up towards Chesterfield. Small enough that you deal with Rob directly. Big enough to run a full build without disappearing halfway through it.

Volume builders might be slowing down. Your dream home does not have to wait.

Price Up Your Project

Step 1

Every figure is a range, not a quote. Built from published 2026 UK build rates with no regional uplift applied, because the Midlands does not warrant one.

Honest Pricing

You Are Not Paying
London Prices Here

Half the extension cost guides online are written from a London desk. Labour and logistics in the capital run 20 to 40 percent above the national average, and the South East is not far behind. Nottinghamshire sits at the national rate. Same specification, same steel, same standard of finish, meaningfully less money.

London & South East · 20m² Standard Rear Extension
£54,000 – £90,000
  • Labour rates 20 to 40 percent above national average
  • Parking, permits and restricted site access add cost
  • Longer lead times on trades and materials
Nottinghamshire With Us · Same 20m² Extension
£38,000 – £52,000
  • National average rates, no regional premium
  • Local trades we have used for years, not agency labour
  • Staged payments tied to real milestones

Figures are 2026 published build cost ranges for a standard specification single storey rear extension, including labour, materials and VAT. Excludes kitchen units, professional fees and unforeseen groundworks.

Meet The Owner

Nineteen Years
On The Tools

Rob has been building for 19 years, self employed for most of them, and he still runs every job himself. He is the one who comes out to look at your space, the one who prices it and the one you ring when you have a question at week six.

Between the team there is well over 70 years of experience on site. Extensions are the specialism, but the lads cover every trade a build needs, which is why you are not left chasing five different subcontractors to get one job finished.

Nobody wants a stranger project managing their house from a laptop. You get me, my number, and the same team from the first day to the last.

Do We Cover

We are based in Hucknall and work roughly 50 miles out. That covers all of Nottinghamshire, most of Derbyshire, up to Chesterfield and Sheffield, across to Leicestershire and out towards Lincoln.

How It Runs

Five Stages,
No Surprises

The bit most builders never explain. Here is exactly what happens from the first phone call to getting your house back.

01

Free Site Visit

Rob comes out, looks at the space, listens to what you actually want and tells you straight away whether it is realistic and roughly what it costs.

02

Drawings And Approvals

We line up the architect and structural engineer where you need them, and handle the planning application or permitted development check and building control notices.

03

Fixed Written Quote

A proper itemised quote with a programme and a staged payment schedule. You know the number and the dates before anybody lifts a tool.

04

The Build

Your own site contact, agreed working hours, daily tidy up and photo updates as it goes. Inspections booked and passed as we hit each stage.

05

Handover

We walk it with you, write down every snag, finish the list and hand over the certificates and guarantees. Then you get your house back.

Site Care Promise

How We Behave
In Your House

Nobody rings a builder worried about the brickwork. They worry about strangers in the house, dust everywhere and a job that drags on. So here is what we commit to in writing, every job.

Dust Sheets And A Daily Tidy

Sheets down, floors protected and the site swept at the end of every day. Your house is not a building site with a family living in it.

Hours You Agree To

We confirm start and finish times before day one and we stick to them. No vans on the drive at half six unless you have said it is fine.

One Person To Ring

You get a named point of contact for the whole build. Not a different number every week and nobody passing you around.

Toilet And Skip Sorted Up Front

Where the lads go and where the skip sits gets agreed with you before we start. It sounds small. It is the thing people complain about most.

Safe Every Night

Scaffold checked, openings covered, tools away and the house secure before anyone leaves. Every single day.

Snagged Properly

We walk the job with you at the end, write the list down and finish it. We do not disappear at 95 percent complete.

Worth Thinking About

Moving Costs More
Than You Think

Most people ring us because the house has stopped working, and the first instinct is to move. Before you do, add up what moving actually costs. Not the new mortgage, the money that disappears in the process and buys you nothing.

Money You Never See Again When You Move
  • Stamp duty on the new purchase
  • Estate agent commission on the sale, usually 1 to 1.8 percent plus VAT
  • Conveyancing on both the sale and the purchase
  • Survey, mortgage arrangement and valuation fees
  • Removals, storage and the inevitable new furniture
  • New schools, new commute, new neighbours
Money You Spend Extending
  • The build itself, and that is broadly it
  • No stamp duty, no agent fees, no conveyancing
  • You keep the street, the schools and the garden
  • Extra space is usually reflected in the valuation
  • Reduced 5 percent VAT can apply on some renovation work
  • You choose exactly what you get, rather than compromising on somebody else's layout

We are builders, not financial advisers, and this is not advice. Moving genuinely is the right answer for some people and we will tell you if we think it is for you. Speak to your own adviser about stamp duty and lending.

We've had two extensions built by 1989. The second created a very large open plan kitchen in a very old house. Nothing was too much trouble for the team.

The Questions
Everyone Asks

A standard single storey rear extension runs roughly 1,900 to 2,600 pounds per square metre in 2026, so a 20 square metre kitchen extension usually lands between 38,000 and 52,000 pounds. Basic specifications start nearer 1,700 and heavily glazed premium builds reach 3,500. Use the estimator above for a figure based on your actual project, then we confirm it properly after a survey.

Plenty of single storey rear extensions fall under permitted development if they stay inside the size limits, and most loft conversions and garage conversions do too. Two storey extensions and mansard lofts usually need a full application. We tell you which side of the line you are on at the first visit, before you spend anything on drawings.

A single storey extension is normally 8 to 12 weeks on site. Two storey work runs 14 to 20 weeks. Loft conversions are 4 to 12 weeks depending on type, garage conversions 2 to 5 weeks and a full house refurbishment anywhere from 3 months to a year. You get a written programme before we start, not a vague promise.

For most extensions and loft conversions, no. We seal the work off from the rest of the house and keep you in it. Full refurbishments involving a rewire and replumb are different, and we will tell you honestly if living through it is going to be miserable rather than let you find out halfway.

Staged payments tied to real milestones, so you pay for work that has actually been done. No large deposit up front. The full schedule is written into your quote before anything starts.

Fully insured, and we are happy to send the certificate over before you commit to anything. We are also on the Trade Mastermind programme, which is about running the business properly rather than a trade qualification, and we would rather be straight about that than dress it up.

We are based in Hucknall and cover all of Nottinghamshire, plus much of Derbyshire and up towards Chesterfield. Use the area checker above to see if your postcode is in our patch. If you are just outside, still get in touch, it depends on the job.

Yes. We work alongside architects and structural engineers, sort the building control notices and manage the inspections. You do not need to project manage anyone, that is our job.
